The successful candidate will ideally have a degree in Land Management, RICS or a similar qualification with a minimum of 5 years PQE
Description
Our Client requires a Land Director/Senior Land Manager at our Maidenhead office. The Key responsibilities of the role are to oversee the identification and acquisition of immediate and long term opportunities for residential development to meet the regions land requirements and also identifying sites through a network of local agents and landowners. You will undertake an initial appraisal of the site assessing the market research, building costs, abnormal and planning gain contributions leading to a formal valuation and offer to the landowner.
The position will also require you to enter into subsequent negotiations and agreement on the land value resulting in formal heads of terms being agreed with the landowner. You will instruct Consultants and Solicitors to undertake the necessary due diligence prior to acquisition. Following a successful acquisition you will enter into negotiations with the Local Planning Authority to secure the necessary planning consents and section agreements to facilitate development of the site. You will coordinate and oversee the land and consultants budgets.
Skills
You will have a good knowledge and experience of all aspects of land acquisition process for residential development including a working knowledge of the planning system through to an implementable consent. You will also be required to have a full understanding of the viability process and it is essential that you have knowledge of cash flows. You will have strong negotiation skills facilitated through excellent written and verbal communication skills along with a good level of computer literacy of Microsoft Work and Excel. You will also need to have the ability to manage the land team on a daily basis.
